Presentation is key

Selling your home used to involve the selection of an estate agent who listed your house and placed the “For Sale Board” up outside in the hope that it would attract the attention of the would-be buyer. However, in today’s digitally transformed market there is so much more you can do and so many platforms on offer. These include not just the various well-known property portals and national newspapers but also the various social media platforms which gives the vendor greater targeted opportunities than ever before. 

To this end photography and therefore presentation is paramount. To achieve the best photos and the best short-story video for your property all starts with good presentation. Some vendors are scared by the word “staging” and worry that it is going to cost them a lot of money at a time when they are already looking at investing in a serious marketing campaign. Staging doesn’t always mean a huge investment in expensive decorative projects. It is about being clever with your presentation. 

The portfolio of photos of your house are the window to your campaign so make sure you are giving the buying market the best possible view. Take a critical look at what it is you are selling, if it is a family home for example, well then consider your target market and what it is they are going to be looking for.

DECLUTTER, DECLUTTER, DECLUTTER. You are going to have to do it before the removal van arrives so why not do it now and benefit yourself from the outset. What you are doing is creating a neutral palette which is going to appeal to a wide range of buyers who can appreciate the accommodation being offered whilst visualising how they would place their own stamp and individuality on it.
